There is a hotel near the station.
Since ある(あります) is an existence verb, it describes the existence of something. To indicate where that existence is, the particle に is used.
[Place] に [Object] がありますPlace=駅のちかく
Object=ホテル
Here, に specifies where the hotel exists: “near the station.”
